Property capital allowances

Capital allowance is a taxable benefit when money’s been spent on commercial property plants and machinery. This often-overlooked relief can create significant tax savings and are available for any historic qualifying expenditure which are still fixtures within the property, for example, fire escapes, heating systems, security systems and lifts.

Section 198 Election

Also known as the Fixed Value Requirement, the Section 198 Election is a joint election made between a buyer and a seller of commercial property to fix the value of capital allowances which can be attributed to any fixtures included in the sale. Utilising this properly will remove uncertainty and prevent possible disputes over the value of the fixtures and allows HMRC to see easily what is being transferred.

Full Expensing (FE)

This newer policy gives businesses the ability to deduct some capital investments in the year they are bought, rather than as a series of deductions over recurring years. FE can make significant improvements to cash flow and create greater capacity for investment in capital assets.
